Planning applications
Full planning applications for extensions, alterations, new homes and commercial changes. We prepare the drawings, submit the application and deal with the planning officer's questions along the way.
Planning and zoning approval assistance
In the UK, what you can build is controlled by planning permission and the local plan rather than zoning. We help you understand which route applies: full planning permission, a lawful development certificate for permitted development, listed building consent, or a change of use.
Building code analysis and permit coordination
Once a design has planning approval, it also has to meet the Building Regulations. We consider the regulations as the design develops and coordinate the next approvals with you.

We have submitted applications to Darlington Borough Council, Durham County Council and Stockton-on-Tees Borough Council, and in the Richmondshire area, now part of North Yorkshire Council.

What is a lawful development certificate?
It confirms that a proposed project is lawful, usually because it falls under permitted development, so you have certainty before building.
Do you handle change of use applications?
Yes, for example turning residential space into a commercial use. See commercial architecture.
Can you deal with the council for me?
Yes. We submit the application as your agent and handle the planning officer's queries.
